Clearwater Springs and Aspen Falls

Clearwater Springs and Aspen Falls is located near the intersection of Caton Farm and County Line Rd in Plainfield, IL.  This community is a compilation of architecture from several builders including Phoenix, Montalbano, and William Ryan just to name a few.  There are over 900 single family homes in the community which is also part of a community homeowners association. The huge waterfall entrance is a popular photography spot, as well as a favorite feature of many homeowners in the community. There are several entrances both in and out of the neighborhood, including entrances through the connecting neighboring Mayfair subdivision.

There is a walking trail that wraps around several stocked ponds for fishing, and a neighborhood park located in the center of the neighborhood.  There are a total of 9 ponds in the neighborhood as well as underground springs, hence part of the name…  All of the single family homes in the neighborhood have at least partial basements and most of the single family homes are 2 story contemporary designs built between around 2002 and 2008.  The sq. ft. of each home ranges from about 1700 sq. ft. up to 2800 sq. ft, and all of the homes have between 3-5 bedrooms.  Aspen Falls and Clearwater Springs is a popular Plainfield neighborhood with prices that range in the $200 – $280’s.

There is a yearly home owners association in Clearwater Springs and Aspen Falls. The association management company takes care of the common areas in the community, as well as maintenance on the waterfall and all of the ponds. The association dues are paid once annually at the beginning of the year.

The homes in Clearwater Springs and Aspen Falls have a Plainfield mailing address, but have Joliet municipalities such as police, fire and water.  There are several huge benefits to this arrangement for homeowners in this area including lower taxes, dual access to both park districts as residents, and use of both libraries.

Meadow View Elementary is the on-site district 202 school, which is an all walking school , and does not receive bus service.  Middle School students in Clearwater Springs and Aspen Falls attend Aux Sable Middle School by bus.  The high school students attend Plainfield South High School and also receive bus service. The school district is Plainfield School District is a consolidated school district, which means that it serves neighboring communities because the school district zones to not match the city boundaries exactly, which includes parts of Bolingbrook and Joliet.

One of the best things about Clearwater Springs and Aspen Falls are all of the access routes and highway entrances.  There is approximately equal distance access to both I-55 and I-80 from homes in the Clearwater Springs and Aspen Falls neighborhood.  The frontage roads that run parallel to both highways make it easy to bypass traffic situations, and make commuting for work much more flexible compared to other cities with singular access to the expressways.
